The upcoming monsoon season had me thinking about the drainage and water proofing on this home. One of the reasons this project even started was to deal with water that was undermining the integrity of the home. The majority of the water that came off of the roof dropped into one corner of the courtyard and had nowhere to drain. This resulted in a kitchen that sank 6-8 inches over time, a cracked foundation in one part of the home, and flooding in several locations created by the summer rains.
To attack this problem, we started by diverted 50% of the roof drainage to other locations on the property drastically reducing the amount of water in the trouble areas. Next, we devised a custom 3-stage system that we placed around the foundation of the home which should eliminate any moisture penetration near the foundation. And finally, we channeled plumbing under the home allowing for all water runoff to be captured, piped, and stored in an ancient cistern we found near the front of the home. This complex system should eliminate the possibility of any future water damage, and offset most irrigating costs! All for now…
